Hi Guys!

I wanted to use this page as a private space for you to see how the house looks before and after cleaning, fixes, painting, etc.  Only you two can see this page because of the password.

As far as renting it out vs. selling it - here is my suggestion.   Go talk to Betsy to get a guesstimate of your closing costs for selling.   She & I have a great title person to speak with as well if you want.  After that, speak to your accountant about your tax picture.  It might make more sense to sell or rent  because of your taxes.    

Before you scroll down, remember that the house is amazing.  The photos will only show the negatives but the house is really amazing.  Really.   We are going to get it to shine and look even better.

My suggestions below are based on two things: 1.  You are selling & 2.  You have a big bucket of cash just sitting around to pay for these suggestions. 

Let's say that I am wrong and there is no bucket, then no worries.   Just look at the list as a wish list and you can pick the items you feel you want to spend money on.

Current things the cleaners can take care of:

I am meeting the ServiceMaster estimator tomorrow morning at 10am at the house.  Let me know if you want to join us via phone or messenger.
Broom sweep off cobwebs on home's exteriors all around the home and garage.
Try to clean off scuffs on all doors.
Wash and rehang this room's curtains. Iron if needed.
Wash all windows - inside & out
Scrub off with bleach & water. Same for bath ceiling and walls, particularly behind the door.
Clean all appliance interiors.
Vacuum & possibly shampoo carpet.
Wash all floors.
Try to clean marks off sink.

Work for a handyman to fix:

Garage door top lock doesn't open and close really well. I tried WD40 but it didn't improve much.
Replace broken storm door.
Remove all wall stickers / decals.
Most likely the bedrooms will need repainting. Need complimentary modern color to match curtains.
Replace switch plate with brushed nickel one.
Replace with basic ceiling fixture.
Sorry but remove the dream catcher. Want me to mail it to you?
Re-hang Hannah's closet doors if they are someplace. If not, I can hang a pressure bar and cloth curtains.

Get quote from handyman for painting cabinet, mirror frame & light frame a complimentary but modern color as well as replacing handles with basic brushed nickel.
Install silver new shower head.
Replace bathroom door. This is the inside of it.

Remove all hooks throughout home.
Re-hang attic door.
Scrape off stickers on floors.
Remove & replace with basic halogen brushed nickel fixture with several heads. I can't remember if the switch is broken so fix if it is.

Get quote to paint all kitchen cabinets a matte silver/grey & replace door hardware with brushed nickel hardware.
If cleaners cannot get marks off sink, replace with a cheap stainless sink from Lowe's.
This room must be repainted. Ok to leave shelving.
Get quote to paint the pantry doors, the carpeted den's closet door and the doors to the laundry room the same grey for the kitchen cabinets.
See if he can paint these pantry shelves as well.

Things I will be glad to do:

Hang a new filled flower basket under back garage window.
Put in matching flowers / mini pumpkins in this basket.
Add small bright plants & a mini pumpkin in each planter.
Cut back the hostas so the eaten leaves are gone. (Nothing that implies bugs can be here.)
Throw this away.

Replace bath floor vent.
Straighten this up so it looks very Container Store'ish.
Stage this room with a cute 5x7 modern rug. We cannot deny that the floor is messed up but for photos we can cover it.
If you email me your Comcast account info, I can return these to their Golf Rd offices for you.

Replace knob with modern silver one.
Add some mums, gourds and big pumpkins.

For the kitchen cabinets and the bathroom vanity if it is going to be painted. - Ikea
